Property for exclusive use
Exclusive villa with swimming pool consisting of 4 housing units for a total of 600 m2, welcoming 25 people in 10 double rooms, 5 single bedrooms and 11 bathrooms. At guests' disposal, 4 living rooms with dining area, 1 kitchen and 3 well-equipped kitchen corners, 1 spacious living room with TV and an equipped terrace for outdoor dining in the middle section; outside there is a large fully fenced garden, 1 stone-work and 3 portable barbecues. The villa is also equipped with air conditioning, heating, satellite TV, wi-fi internet connection, baby beds, high chairs and outdoor private parking near the entrance gate.
Outdoors and swimming pool
Nestled on a charming hill close to Lucca, Villa al Falchetto enjoys a nice view of the surrounding hills. The house is enclosed by a large garden of approximately 10,000 m2, well-kept and enriched with terracotta vases, flowers, bushes and other trees, completely fenced with natural hedges and metal mesh. Close to the annex (Cottage) there is a small equipped covered veranda; Furthermore, on the villa's first floor, there is a large panoramic terrace, equipped for outdoor dinners and able to accomodate the entire group. Guests can dispose of 3 portable and 1 stone-work barbecues. A spacious area contains the saltwater in-ground swimming pool, which has a rectangular shape and measures 6x12 meters with a variable depth from 1.20 to 1.40 metres; the swimming pool is entirely fenced, equipped with 15 sun loungers, outdoor solar shower and an ancient oak tree providing shade. All around the house, within the property's premises, is possible to take pleasant strolls among the olive trees and to cool off in a nearby stream. All outdoor areas are well maintained and cared for. An automatic gate leads inside the property, where it is possible to quickly stop to unload luggage, while the private (unguarded) parking is outside, near to the entrance gate.
Interior
Villa al Falchetto, made of three housing units and an annex, develops on three levels and it was restored respecting the traditional Lucchese architecture with its beams, joists and stone arches. All electrical and water systems were installed recently.
The central body of approximately 380 m2 is represented by the main villa, which has a ground floor main entrance opening onto a corridor full of photos that recall the history of the owner's family, a very well equipped kitchen (with oven, gas stove, extractor hood, fridge with freezer, two sinks, one of which is antique, microwave, dishwasher, electric oven, moka, American, and Espresso with capsules coffee machines, blender, juicer), a large living room with TV, tables, a fireplace (decorative only) and direct outdoor access to the swimming pool and the garden. A small service bathroom completes the ground floor.
On the first floor there are three double bedrooms each with a private bathroom with shower; in a separate area, a double bedroom with a dressing room, each with private bathroom with shower. From the first floor, guests can access to the beautiful terrace of approximately 56 m2, boasting a view of the surrounding hills and equipped with tables, chairs and umbrellas. From the terrace, going down two flights of external stairs, you can reach the garden and the swimming pool. On the second floor (attic floor with beamed ceilings, terracotta bricks, exposed stone walls and parquet), there are two double bedrooms each with private bathroom with shower and a spacious apartment with living area with two tables, sofa, a double bedroom with private bathroom with shower, a single bedroom. All the rooms on the first and second floors are equipped with air conditioning and wi-fi internet connection. On a section of the main building, in an independent position, there is also an apartment that the owners use privately only the day of the check-in; in a secluded area there is a laundry room with coin-operated washing machine (upon payment, coins to request at arrival), iron and ironing board.
Via an external staircase and with its own independent entrance, you can reach the barn (Fienile) of approximately 65 m2, which is on the first floor. The apartment is furnished in a functional and welcoming way, with beamed ceilings and terracotta bricks, exposed stone walls and terracotta floors. It consists of an entrance to the living room with sofa, satellite TV, well-equipped kitchen corner (oven and gas stove, extractor hood, fridge with freezer, microwave, toaster, moka and American coffee machine), a double bedroom, a single bedroom, a bathroom with shower. Air conditioning splitters are in the living room and in the double bedroom.
On the ground floor and with its own independent entrance, is the former Stable of about 60 m2, furnished in a simple and welcoming way, with beamed ceilings and terracotta bricks, exposed stone walls and terracotta floors. It is made of an entrance to the living room with sofa and satellite TV, a well-equipped kitchen corner (with oven, gas stove, extractor hood, fridge with freezer, microwave, toaster, moka and American coffee machine), a double bedroom, a single bedroom, a bathroom with shower. Air conditioning splitters are in the living room and in the double bedroom.
Detached from the previous units is the annex of approximately 95 m2, a spacious independent Cottage on one level, with beams, bricks and terracotta floors, furnished in a comfortable and functional way, with entrance onto a bright living room with sofas and TV, a well-equipped kitchen corner (oven, 4 gas hobs, extractor hood, fridge with freezer, dishwasher, electric oven, moka and American coffee machine), a double bedroom, a bedroom with a French bed (200x140 cm) which is a passageway to a single bedroom, a bathroom with shower. Air conditioning splitters in 2 bedrooms (double and French). Outside, near the living room, there is a large covered and well-equipped veranda overlooking the wide lawn garden.
Location
Nestled among the hills, a few km from the city of Lucca, the property is located in a residential area dotted with villas including Villa Grabau, one of the most beautiful private historic manors in Tuscany. Villa Al Falchetto is equipped with wifi internet connection, satellite TV (only in the barn/Fienile and the Stable), air conditioning, heating, hairdryer, 3 baby beds, 3 high chairs, ping pong table (bats and balls not provided).
Services
The price includes the supply of bathroom, bed and kitchen linen (changed weekly), the consumption of water, electricity (but not air conditioning) and gas (but not heating), internet connection, high chairs and baby beds. Upon request and to be paid on the spot, domestic help, private chef service.
Important information
The swimming pool is open from the 1st of May to the 30th of September. Every day, at fixed times, there will be a person responsible for the swimming pool cleaning. Check-in time is from 5 PM to 8 PM (guests arriving after 8 PM will be charged a 50.00 Euros additional fee); All arrivals outside of the established hours must be communicated in advance.
Activities and Distances
Villa Al Falchetto, named so because of the Villa Reale's falcons breeding that it used to host, is in Marlia, a hamlet of the municipality of Capannori, located only 1.5 km away from the villa. In the hamlet it's possible to find all kinds of shops, as well as the weekly market in the main square. Immersed in the green hills, 10 km from Lucca, the villa is located in a DOC wine and oil production area. From here it is possible to visit the Park and the Villa Reale and immerse yourself in an ancient past that has its roots in the medieval era. It is also advisable to visit the Serchio river park, crossed by a cycle and pedestrian path that allows you to walk along the banks on the right side of the river to enjoy a beautiful panorama.
